Florida leads the nation in attracting foreign investors, accounting for around 20% of all international home sales in the United States. The primary reasons for this trend include:

  • Investment Potential: Real estate prices are often more affordable than many other major metropolitan areas.

  • Cost of Living: Florida’s lower cost of living due to reasons such as lower house prices and no state income tax attracts buyers from around the world when choosing to move to America.

Retired Canadians have long been one of the largest groups of foreign investors in Florida, but growth from additional countries and different demographics over recent years has been observed. For example, younger investors are now seeking Florida properties at a higher rate, especially in areas around central Florida like Orlando. Buyers and investors form countries such as Columbia and India have also seen a significant increase over the last several years.

In addition to the warm climate, Florida has always been a popular destination for Canadians interested in purchasing a secondary home. House prices in many large metropolitan areas of Canada like Toronto and Montreal ( including their suburban municipalities ), have gradually priced potential investors out of the market. Canadian investors also see the advantage of earning income on their secondary properties in Florida by collecting income in USD, further enhancing the benefits of their investment.
