The city of Palm Coast in Volusia – Flagler county is growing at a record pace. It is the first time a city in these two counties has surpassed a population of 100,000 people. According to US census bureau data, the population for Palm Coast as of July 1, 2023 was 102,113 people, growing by a whopping 14% from 2020 alone. Deltona is the most populated city in the region.
There has been much discussion for some time about major developments coming to Volusia and Flagler county, particularly in Palm Coast. Mayor David Aflin has even talked about doubling the size of Palm Coast in the coming decades. Palm Coast could be seeing tens of millions of dollars allocated to future development and there are plenty of underdeveloped areas just waiting to be tapped.

Palm coast is nestled on Florida’s Northeast coast located between St. Augustine and popular Daytona Beach. Palm Coast is known as a family – friendly community featuring picturesque beaches, parks, museums, water activities and world – class golfing. As of December, 2024, the median home sold price was $345,000 and the median rent prices as of Feb. 2025 was $2,000. With so much underdeveloped space available and a strong desire from the city and the county for continued growth, Palm Coast should be on the radar for every Florida real estate investor.
